We propose a Value-Add investment strategy based on the repositioning of existing properties located in well established industrial parks of the French logistics market.

Our Vision 

As a consequence to an increased digitalization, Real Estate needs to adapt quickly to newer needs and uses, together with increased ESG requirements. The Industrial and Logistics market is heaviliy impacted by the new economy with properties no longer adapted. In addition, the french market is now ruled by a very constraining land regulation that makes greenfield developments very difficult. This context has created a structural under-supplied market in Prime locations, with vacancy below 5%, and even below 1% for the best markets. This scarcity even worse for modern space that are mostly sought-after by occupiers for operations effcectiveness and ESG compliance, and for which they are ready to pay high rents.​​

France benefits from a network of existing industrial parks across the country, with the best logistics fundamentals: location, access  and labor availability. Those parks are often composed of ageing and inefficient properties, not aligned with ESG standards, and not adapted to new economy uses driven by growing digitalization, such as e-commerce or Data-Centers,. Retailers and 3PLs are therefore struggling to find modern spaces in Prime location despite their exceptional fundamentals for location, access and labor.

As such, our vision is to be at the heart of the regeneration of those existing Parks, with both solid value-add investment approach supported by fundamental needs from occupiers market and a constrained greenfield development context :

  • Offering modern space in prime location for 3PLs and Retailers hardly searching for those specs in a tight market, and ready to pay higher rents;

  • Bringing attractive returns to investors by catching high reversion from the repositioning of existing assets to modern and certified properties adapted to modern uses;

  • Being compliant with the legislation without expanding on new greenfields, and being backed by local authorities with an easier permitting process,

  • Bringing cash-out solutions to existing landlords in those Park, through investors sale or Vacant Sale and/or Sale & Lease-Back operations for companies willing to both rationnalize their operations and generate cash immediately.

We will assist you on every aspect of the deal execution, from exclusivity to closing, including :: management of the Due Diligence process involving qualitative and reactive consultants we know well,  ssistance in the negotiations with the Seller, and support in the SPA write-up until signature.​​

Who we are

Xavier TOMASIN is an experienced Real Estate professional with more than 17 years’ experience, including 7 years focusing on Logistics Investment and development in France and Southern Europe.

He was directly responsible for more than EUR 300 million of acquisitions in France recently (including Camelia Portfolio from Blackstone in 2023), and participated collectively in more than c. 1,000,000 sqm of acquisitions and developments since 2017 in Southern Europe, on both standard grade-A logistics warehouses and Last-Mile properties. 

Thanks to these experiences and completions, Xavier has gained a solid recognition and confidence from the market.​

Before specializing in the logistics sector, Xavier held various positions in the Real Estate industry, having spent 6 years as an Analyst and Senior Valuer at Cushman & Wakefield, and more than 2 years as a research analyst on real estate funds. He began his Real Estate career at KPMG as a financial auditor in 2007 on REITs.

Xavier holds a MSC in Corporate Finance from ESSEC Business School and is a RICS member.
